In a recent survey, the Rawalpindi Development Authority (RDA) uncovered widespread fraud among private housing schemes operating within the district. The investigation revealed that 52 housing schemes are entirely fake, 73 others are non-existent, and an additional 24 are classified as illegal.
According to RDA’s findings, these fraudulent schemes have misled investors with promises of lucrative real estate opportunities. The authority has given investors associated with these schemes a 30-day period to submit any complaints or objections.
Following this grace period, the RDA will cancel the files of these projects and remove them from its official records. RDA Director General Kinza Murtaza has also stopped approving new housing schemes in the district.
The RDA’s report has divided the housing schemes into three categories: fake, illegal, and non-existent. This categorization has been published to inform the public and advise caution when considering investments in these schemes.
The first category includes 24 illegal schemes, where subdivisions have been revoked. Notable names in this group are Ban Alam City, CBR Residencia, Media Enclosure, Al-Haram Phase II Gujar Khan, Sasti Basti, and Turkish Smart City.
The second category lists 52 entirely fake schemes including Khyber Model Town on Chakri Road, Pak PWD Chakri Road, Al-Badar Motorway, Rawalpindi Green City, and Posh City. These projects have no physical or legal existence and only exist on paper.
The third group includes 73 non-existent schemes like The Regent Farmhouse, AM Town, City Homes, Green Stone, Al-Falah Town, Sardar Town, Khayaban-e-Millat, and Evergreen City. These projects have no land, offices, or infrastructure associated with them, making them high-risk ventures for potential investors.
