The Capital Development Authority (CDA) has issued a public notice addressing the ongoing illegal construction activities in the Zamar Valley housing scheme and its surrounding areas within H-17 Sector, Zone 1, Islamabad.
According to CDA, these constructions are being carried out in violation of multiple regulatory frameworks, including the CDA Ordinance 1960, Pakistan Capital Regulations 1982, ICT Regulations 1992, and Building Control Regulations 2020.
The CDA has advised the general public to refrain from buying or selling plots in the illegal Zamar Valley society as well as in H-17 Zone 1.
The authority has stressed that any transactions involving these plots are not legally sanctioned and could lead to significant legal complications for the buyers and sellers.
In addition to the public advisory, the CDA has called upon sponsors, sellers, builders, developers, advertisers, promoters, and estate agents to halt all illegal activities related to these areas. According to CDA, continuing such activities could result in legal repercussions for the involved parties because the authority is committed to enforcing the regulations strictly.
According to public notice, the concerned directorates of the CDA have already initiated legal proceedings against those responsible for the illegal constructions in Zamar Valley and H-17. This includes taking steps to hold accountable the sponsors, sellers, builders, and developers who have been promoting and carrying out unauthorized developments.
Moreover, the Islamabad Electric Supply Company (IESCO) and Sui Northern Gas Pipelines Limited (SNGPL) have been directed to withhold electricity and gas connections to the illegal settlements. They have also been asked to disconnect any existing illegal connections.
The Deputy Commissioner of CDA has been tasked with enforcing punitive measures against violators, which include imprisonment and the demolition of illegal structures, as part of the authority’s broader efforts to uphold the city’s regulatory standards.
